TERMS AND CONDITIONS
This agreement is between the holiday accommodation owner, 20 Suites Umalas, and the hirer. The contract only takes effect once the hirer has received confirmation and made the necessary payment.
PAYMENTS FOR DIRECT RESERVATIONS
For reservations made more than 30 days before arrival, the hirer must pay a deposit of 50% of the rental amount within 24 hours of receiving the relevant invoice, booking terms and conditions, and payment instructions. The balance payment is due 20 days before arrival. If the hirer fails to make the balance payment by the due date, the owner reserves the right to cancel the booking and retain the deposit. For last-minute bookings where the booking and stay period is lesser than 7 days, full upfront payment must be made within 24 hours of receiving the relevant invoice and payment instructions. All payments must be made via bank transfer following the numbers stated on the invoice any difference occurs due to bank fees, the international transfer fee is to be borne by the hirer. Traveler's cheques, personal cheques, and other currencies are not accepted. If it is impractical or difficult for the hirer to deposit by bank transfer for last-minute bookings, cash (only Indonesian Rupiah) will be accepted on arrival. Failure to do so may result in the owner canceling the booking.
PAYMENTS FOR RESERVATIONS BY AGENT/AGENCY
For reservations received through an agent or agency payments must be made accordingly to the agreement among the agent/agency, 20 Suites Umalas, and the client. In any case, the client must make two payments, one for the net amount of the rental and one for the agent/agency commissions. Both 20 Suites Umalas and the agent/agency will issue their own invoice to the client for the amount due respectively.
SECURITY DEPOSIT
FOR ONE-BEDROOM UNITS
Week and Monthly stays: the hirer must pay a security deposit of IDR 5,000,000 by cash or bank transfer during check-in. A regular receipt will be issued by the staff. The deposit will be returned during check-out unless deducted for any damages.
For stays of more than 1 month and up to 6 months: the hirer must pay a security deposit of IDR 10,000,000
For stays longer than 6 months the security deposit due is equal to 1 month fee.
FOR TWO-BEDROOM UNITS
We kindly require IDR 15,000,000 as a Security Deposit.
INCLUSIONS
For stays shorter than 28 days (WEEK STAYS), rates include electricity, hot and cold water, cleaning twice a week including changing towels, changing linens once a week, one drinkable water, fast-speed Wi-Fi, pool usage (from 9 am until 8 pm), garden maintenance, on-site manager from 8 am until 8 pm, and 24-hour security. Rates exclude bathroom amenities such as shampoo, soap and conditioner.
For stays of at least 28 days or more (MONTHLY STAYS), rates include cleaning twice a week, fresh linens once a week and changing towels up to twice per week, fast-speed Wi-Fi, pool usage (from 9 am until 8 pm), garden maintenance, on-site manager from 8 am until 8 pm, and 24-hour security. Rates exclude electricity and drinkable water gallon (the first gallon is free and after the first gallon is chargeable), bathroom amenities, and toilet paper.
We offer complimentary motorbike parking on our premises. We have limited spots available for tenants with cars that must be reserved in advance. The price for reserving a car spot is IDR 120,000 per day.
CLEANINGS
As a resident of this apartment, it is important to note that for the safety and security of both our cleaning staff and residents, the cleaning staff is strictly prohibited from touching or moving any personal belongings within your apartment during their cleaning service.
Therefore, it is your responsibility to ensure that on the scheduled day of your apartment cleaning, all personal belongings including laptops, cellphones, clothes, backpacks, and any other valuable items are safely stored away.
If personal belongings are not properly stored, the cleaning staff will only clean the free surfaces, as their main priority is to keep your belongings safe and untouched.
We appreciate your cooperation in maintaining a safe and efficient cleaning service for all our residents. Thank you for your understanding and adherence to this policy.
CANCELLATIONS
If the reservation is canceled 41 or more days before arrival, deposits will be fully refunded. Reservations canceled less than 41 days prior to arrival will result in a complete forfeiture of the deposit. The notice of cancellation must be received in writing.
Final payments, both for short and long stays, are in any case not- refundable.
CHANGES TO BOOKINGS
Changes to bookings already confirmed are subject to availability, and a different rate may apply. Changes cannot always be accommodated.

EXTENSIONS
Extensions request for monthly stay is mandatory to be made and confirmed within ten days after the date of the check-in and/or extension date.
For reservations of at least three (3) months, tenants must inform the reservation team of 20 Suites Umalas on their intention to extend their stay at least one (1) month before the expiration of current stay.
For reservations of six (6) to twelve (12) months, the notification must be sent to the reservation team at least two (2) months prior to the expiration.

CHECK-IN AND CHECK-OUT
General check-in time is from 2 pm until 8 pm, and general check-out time is at 10 am, unless otherwise agreed. Early check in and/or late check out request can be accommodated subject to availability. Late check out request until 6pm is chargeable at 50% from daily rental rate and late check out after 6pm will result to a 100% surcharge or equal to 1 night rental price.
INVENTORY
During the check-in procedure, the on-site manager will ask the hirer to sign the inventory of the furnishings and equipment available in their unit. The signed inventory will be used during the check-out procedure to inspect for any damage caused by the hirer to the unit, furnishings, and equipment. In the event of one or more damages, the owner reserves the right to withhold the security deposit to cover the value of the damage and possibly request a greater refund if the deposit is insufficient.
Please note: During the check-in procedure the guest must highlight and put in the notes of the inventory list any damage or discrepancy found in the unit and its equipment. The reservations manager, supervisor or owner will not be responsible for any damage or discrepancy found after the check-in. By signing the inventory list, the guest assumes full responsibility for the unit and the objects contained therein.
OCCUPANCY / NUMBER OF TENANTS
The 1-bedroom units have a standard capacity of two (2) tenants, and the 2-bedroom units have a standard capacity of four (4) tenants. No extra tenants can be accommodated. Tenants must clearly state the final number of all tenants who will be arriving when booking. The Owner reserves the right to refuse extra tenants if the number exceeds the property’s maximum capacity after a booking has been made.
If extra tenants arrive at the property unexpectedly on or after the arrival date, the 20 Suites Umalas Management Team has the right to refuse the tenants. Children under 12 years old are not allowed in the one-bedroom units. Children of all ages are allowed in the two-bedroom units. No pets or animals are allowed. All the children must be attended to by an adult when entering the pool area.
EVENTS AND PARTIES
No events, parties, or loud music are allowed. The Owner reserves the right to organize events from time to time by giving advance notice to tenants. Quiet hours are from 10 pm until 8 am.
DAMAGE OR LOSSES
The hirer is responsible for leaving the property in good order and clean condition. The hirer further undertakes to pay for any damages or losses incurred during occupation. The Manager, the Reservation Manager, or the Owner reserves the right to repossess the property without rent reimbursement if the hirer or a party member causes excessive damage.
CLIENT CONDUCT
The Manager, the Reservation Manager, or the Owner reserves the right to terminate any booking at any time if the tenants are found to be behaving in an inappropriate manner. Drugs are not tolerated in the property, and in the case of damage, tenants will be charged at the discretion of the Owner.
It is strictly prohibited to smoke inside the unit. If the guest has been found to break this rule the Manager, the Reservation Manager, or the Owner reserves the right to terminate the booking at any time and ask for a refund of the damage caused by the smoking (this includes also washing the sofa or the linen or the curtains to eliminate the stench of smoke).
PURPOSE OF THE STAY
Stays at 20 Suites Umalas are only for residential purposes. The guest cannot establish a workplace for office or other commercial purposes, Online and/or Offline.
SUBLEASE
The guest is strictly prohibited from subleasing or assigning the unit to third parties.
LIABILITY
The Manager, the Reservations Manager, the Owner, and staff will not accept responsibility for any injury, sickness, loss, damage, additional expense, or inconvenience directly or indirectly caused by or arising out of the use of the property, plumbing, electrical or otherwise, and exceptional weather conditions.
Furthermore, no responsibility is accepted for personal belongings, cars, motorbikes, and the contents of the hirer or any member of the party during the holiday. It is strongly recommended that the hirers have their own insurance.
COMPLAINTS
If the hirer has a cause for complaint concerning the property, they should take it up with the Manager at the time and let the Reservation Manager or the Owner know. If both consider the complaint valid, a partial refund may be offered. This will have to be discussed and approved by the relevant Owner and may take several weeks to finalize. No liability shall arise beyond the refund of the monies paid. The Manager, the Reservation Manager, and the Owner will not entertain claims lodged by the hirer upon departure or after return home when it is no longer possible to investigate the complaint effectively.
BILL and UTILITIES
During your stay at 20 Suites Umalas there are some bill and utilities be charged on top of your rental and can’t be deducted from your refundable security deposit as such:
50,000 and on top of that, you will need to pay for administration charged by the government electricity supplier (PLN) ranging from 3,500 per purchase.
DOCUMENTATION
All tenants are responsible for their passports, identification documents, visas, and health certificate requirements. 20 Suites Umalas will not bear responsibility for any delay or expense incurred through any irregularity in such documents.
